Wow! What a difference $5,000 can make in the quality of St. Paul homes being viewed. Even though the median home price in the 13 county metro area was $223,000 in February, houses can still be found in the lower price ranges. Shopping for a home up to $155,000 is a challenge, but not impossible. One needs to be open to lots of locations and be willing to shop until a good house comes on the market.
Since it's my policy to stay within my client's chosen price range, the instruction to bump the price up $5,000 to $160,000 was followed with a complete new search. What a difference $5000 has made in the choices. Instead of rejecting 2/3 of the homes in the under $155,000 range, 2/3 of the homes in the new price range are being considered. To find a couple of beauties by adding just $5,000 was a genuine treat! Stainless appliances and cherry cabinets!!! Now that's a definite rare find in this price break! Hooray for us!
Yes indeed, if you have a handful of buyers in this market chances are you could easily become the Queen of St Paul real estate.
